You have likely heard of both condominiums and townhomes, but most people have never considered that many condos in Brooklyn offer townhouses within them. Because both options have very different styles, it can sometimes be tricky, though more and more building developers are trying this new hybrid because it appeals to a newer type of buyer, but also because it allows for some of the benefits of a townhome with the advantages of a condo.

Condo Living

Someone who owns a condo typically owns their unit as well as a percentage of the land and amenities. They usually belong to an association and pay fees each month to help keep up with maintenance. They can typically offer incredible views and offer many variations within the condo, including regular apartments and penthouses.

Because they share common areas, they can include more amenities, like spas, fitness centers, pools and concierge services though they also have stricter rules governing what can be done inside each unit. While you are allowed to make some changes, associations have been known to ban certain things hanging from patios and balconies.

Townhouse Living

Townhouse living is a little bit different because when you own a townhome, you own what is beneath it as well as the unit if it is a single-family option. Usually, you will have your own roof instead of having a floor for a ceiling. Typically, townhouses in Brooklyn will also include homeowner’s associations and will still pay fees for maintenance. Sometimes they will come with backyards and garages, but that isn’t the norm.

While most people are familiar with the townhome being a single-family dwelling, not attached to others, they can be stacked on top of each other like apartments and usually include two floors.

How Do They Combine Them?

In essence, it is not very difficult to combine a townhouse with a condo, though you will have fewer residences in a townhouse-style condominium because each resident will have two floors and may also have added benefits like a garage. Typically, these will be on the ground floor so that other amenities can be provided, such as private gardens, plunge pools, private entrances and private garages. However, each building is different, so you will have to consider what each one offers to determine whether or not it will work for your needs.
